- The horizontal crack pattern confirmed classic wall displacement due to hydrostatic and soil pressures — requiring immediate structural stabilization.
Based on the inspection findings, LUX recommended a fully engineered wall anchor system—one that would permanently stop foundation wall movement and soil pressure issues, and bring the home up to code with a permitted, inspected repair backed by a licensed engineering plan.
The Solution: Wall Anchor System Foundation Repair
LUX executed a comprehensive engineered foundation wall repair using a wall anchor system designed and permitted in accordance with Virginia building regulations.
Step 1: Drywall Access Opening & CMU Drilling
At each of the nine anchor locations, drywall was carefully cut open to expose the CMU foundation wall behind. A hole was then drilled through the concrete block wall at the precise location specified in the engineering plan, creating the opening for the anchor rod to pass through from the interior to the exterior trench.
Step 2: Earth Anchor Plate & Rod Installation
A trench approximately 2 feet wide and 3–6 feet deep was excavated along the front of the home, extending 10–12 feet out from the foundation wall.
Steel earth anchor plates were then set into the stable, undisturbed soil at the base of each trench location, serving as the deadman anchor point that pulls and holds the foundation wall in place.
Step 3: Interior Wall Anchor Plate Installation
Nine Grip-Tite wall anchor plates were installed through the interior CMU foundation wall. Drywall was cut at each anchor location, a steel rod was threaded through the block wall connecting the interior wall plate to the exterior earth anchor, and proper torque was applied to stabilize the wall.
Step 4: Crack Repointing
Horizontal foundation cracks were repointed with structural-grade mortar, including warranty repointing of cracks from prior LUX work. This sealed the wall against water infiltration through foundation cracks and restored the surface finish.
The Result: A Fully Stabilized, Permitted, and Protected Foundation
