The Challenge: Moisture and Water Intrusion in the Crawl Space
Devan had been noticing a persistent musty smell in the home for some time, and when they finally went under the house to investigate, it was clear why. The crawl space floor was wet, an old black poly sheet had long since failed, and visible mold had taken hold on the framing. Outside, every downspout ended in a corrugated flex extension that directed water directly to the foundation, leaving nowhere for it to go.

Our Assessment: Root Causes of Moisture and Water Intrusion
After inspecting the home, the LUX team identified the root causes driving the moisture and water intrusion:

- No exterior waterproofing membrane was in place, allowing soil-side moisture to transfer directly through the foundation block.
- All downspout extensions were discharging roof runoff at the foundation base-on-grade, with no underground routing or capture point.
- No interior drainage system or sump pump was installed, leaving no mechanism to manage groundwater already entering the space.
What the inspection revealed was not a single problem with a single fix. Water was coming in from multiple directions at once, roof drainage saturating the soil at the foundation base, groundwater pushing up from below, and no system anywhere on the property to catch or move any of it. The crawl space was operating in a vented, uncontrolled environment, exactly the wrong conditions for a home in the Shenandoah Valley.
LUX recommended a comprehensive crawl space encapsulation and exterior waterproofing system that addresses moisture from every direction simultaneously.
Our Solution: Full Crawl Space Encapsulation and Exterior Waterproofing System
To address every moisture entry point identified during the assessment, LUX Foundation Solutions implemented a comprehensive remediation plan covering both the interior crawl space and the exterior of the home.
Step 1 — Interior Drainage System
Crawlspace Drainage System: Excavated an interior perimeter trench along the foundation wall, drilled weep holes through the block base, and laid perforated drain pipe in gravel to route groundwater directly to the sump pits.
Crawlspace Sump Pump System: One sump pit was fitted with a 1/3 HP Zoeller pump, an airtight lid, and a check valve to actively collect and discharge groundwater out of the space, connected to the perimeter drain line and tied into the discharge system, routing water out through the foundation wall.
Crawlspace Sump Pump Discharge: The sump pump discharge line was routed through the foundation wall and extended underground, directing collected groundwater to a pop-up emitter in the yard away from the structure.
Step 2 — Full Crawl Space Encapsulation
Foundation Vent Sealing: All crawl space vents were permanently sealed from the interior using spray foam and rigid insulation, stopping warm, humid exterior air from entering the space.
Radiant Barrier Insulation Panels: Poly aluminum-faced radiant barrier insulation panels were mechanically fastened to all foundation walls, providing a heat and moisture buffer between the wall and the interior environment as part of the complete sealed crawl space system
Crawlspace Drainage Matting: Delta-brand 60 mil dimpled drainage sheets were installed across the entire crawl space floor, with sealed joints, creating an air gap above the subsoil and directing moisture toward the perimeter drain.
Crawl Space Encapsulation (20mil Class A Vapor Barrier): A 20mil reinforced Class A vapor barrier was installed across the entire crawl space floor, with structural columns individually wrapped, completing the crawl space moisture-control barrier.
Step 3 — Exterior Foundation Waterproofing
Exterior Foundation Excavation: The foundation was excavated on all sides, exposing the full wall from grade to footing and preparing the surface for waterproofing application.
Waterproofing Membrane Installation: A self-adhering Blueskin membrane was applied directly to the exposed foundation wall, creating a primary waterproofing barrier against soil-side moisture and hydrostatic pressure.
Exterior Dimpled Drainage Mat: A dimpled drainage board was installed over the membrane along all foundation walls, with a perforated drain pipe at the footing to channel water away from the structure.
Step 4 — Exterior Water Management System
Yard Drainage System: Approximately 156 linear feet of perimeter trench drainage was installed around the property to capture surface runoff before it reached the foundation. Trenches were backfilled, and the yard was restored with straw and seed.
Downspout Extensions: All existing corrugated flex extensions on grade were replaced with underground PVC pipe runs, each fitted with a clean-out wye and a pop-up emitter that discharges water well away from the foundation.
Discharge Line Extension: Approximately 75 feet of underground discharge line connects all components, downspout lines, yard drainage, and sump outlets, routing all collected water to a single discharge point at the rear of the property.
The Result: Sealed, Drained, and Protected Crawl Space in Shenandoah, VA
The completed crawl space encapsulation and exterior waterproofing system transformed Devan’s Shenandoah, VA home from a moisture-compromised, mold-affected structure into a clean, dry, and permanently protected property.
