The Challenge: Severe Water Intrusion, Mold, and Structural Damage in the Crawl Space

Bob Carll’s home in Strasburg, VA, had been facing several crawl space issues that put both the structure and indoor air quality at risk. Water accumulation, mold growth, and sagging floors were all warning signs of a deeper problem. Upon inspection, our team discovered:
- Active water intrusion along three foundation walls.
- Mold growth on surfaces.
- Unstable floor joists needing structural support.
- Poor drainage and ventilation.
- No vapor barrier to protect against ground moisture.
At LUX, we understand that a wet crawl space isn’t just an inconvenience—it’s a serious problem that can lead to costly damage, poor air quality, and structural instability. That’s why we developed a comprehensive, full-service wet crawl space repair plan to resolve Bob’s concerns once and for all.
Solution: Our Proven Wet Crawl Space Repair Process
To fully resolve the issues in Bob’s crawl space, we developed a step-by-step solution that addressed the sagging structure, water intrusion, and poor indoor air quality. Each phase of this wet crawl space repair was carefully executed to ensure long-term results, safety, and peace of mind for the homeowner.
Step 1: Air-Tight Vent Sealing and Crawl Space Insulation Installation
We began by sealing all foundation vents from the inside using rigid foam insulation and durable air-tight sealant. Crawl space insulation prevents outdoor air, humidity, and pests from entering the crawl space, creating a more stable and protected environment for the repairs that follow.
Step 2: Crawl Space Drainage System Installation
We addressed standing water and poor drainage by trenching along three crawl space walls and drilling weep holes at the base of the foundation block walls. An engineered gravel-based crawl space drainage system with a filter wrap was placed to collect groundwater and direct it efficiently to the sump basin, reducing hydrostatic pressure and keeping the space dry.
Step 3: Sump Pump Installation
To actively manage collected water, we installed a Zoeller 1/3 HP sump pump in a sealed sump basin. The system includes a check valve for backflow protection and a discharge line buried approximately 10–12 feet from the foundation, ending at a downspout or freeze guard pop-up emitter for reliable drainage.
Step 4: Supplemental Adjustable Steel Support Posts Installation
To stabilize the sagging floor system, we installed five high-strength adjustable steel support posts, each secured on poly footings. These posts were positioned according to engineering specifications to reinforce weakened joists and evenly distribute the load across the crawl space floor.
Step 5: Crawl Space Encapsulation
Finally, we encapsulated the crawl space using a 20-mil Class A fire- and moisture-rated vapor barrier to seal the area from ground moisture and outside air. The barrier was laid across the floor and wrapped around support columns.
All seams were tightly overlapped and sealed to prevent ground moisture from rising, creating a clean, conditioned, and low-humidity environment.
The Result: A Clean, Dry, and Structurally Sound Crawl Space

After completing the wet crawl space repair, Bob’s home in Strasburg is now safer, healthier, and fully protected from future water issues in the crawl space. The structural concerns were addressed with durable steel support posts, and the moisture problems were resolved with a complete drainage and encapsulation system.
This successful project delivered:
- Solid Structural Support – Stabilized floor system with high-strength adjustable posts
- Dry, Controlled Crawl Space – Effective drainage, sump pump, and vapor barrier work together to prevent moisture buildup
- Healthier Air Below and Above – Encapsulation improves indoor air quality throughout the home by blocking outside moisture and humidity
- Long-Term Reliability – Every component installed with quality, precision, and backed by our trusted warranties
Bob can now enjoy a dry, clean crawl space and the peace of mind that his home’s foundation is protected for years to come.
