The previous foundation company’s work left much to be desired—particularly the improper perimeter French drain installation with a jackhammer instead of a saw, which led to a poor drainage system and foundation instability.

The Solution: Basement Foundation Repair
To provide a long-lasting, structurally sound utility basement, our team implemented a complete basement foundation repair plan, including:
Step 1: Sistering Floor Joists and Structural Shoring
LUX began by sistering the floor joists of the home’s main level floor, reinforcing the existing joists with new framing materials and hangers. Temporary shoring was used to stabilize the structure while the new beams were installed.
Once the beams were securely in place, the temporary support was removed, transferring the load onto the new beams.
Step 2: Installing Supplemental Wood Beam
Next, 2×8″ 3-ply supplemental girder beam installation. This beam was installed to provide additional support in the home’s main level floor and secured using high-strength hardware to ensure the foundation’s stability.
Step 3: Installing High-Strength Stabilizer Posts
To provide vertical support to the foundation, we installed adjustable support posts. The new footings, 2 ft x 2 ft in size and reinforced with rebar, were poured with high-strength concrete and allowed to cure before installing the posts. The galvanized steel columns were then installed, providing long-term support.
Step 4: Parge Coating the Stone Window Sections
LUX applied a parge coating to the stone sections around the windows to prevent moisture intrusion. This provides an added layer of protection and ensures the stability of the foundation.
Step 5: Fixing existing Perimeter Drain System
To address drainage concerns, LUX repaired the existing perimeter French drain system to ensure proper water flow away from the foundation, preventing future water damage. The system was installed properly with the use of a saw instead of a jackhammer to avoid foundation damage.
Step 6: Installing Radiant Poly Foam Insulation in the Basement Walls
LUX installed radiant rigid poly foam insulation boards along the basement walls to prevent moisture buildup and improve energy efficiency. The insulation was sealed, ensuring moisture control and maintaining a stable temperature inside the utility basement.
Step 7: Sealing Basement Floor Cracks
To prevent water from seeping through the basement floor cracks, LUX grinded out the cracks and applied a flexible poly caulk. After caulking, a concrete sealer was applied to further protect the foundation from moisture.
Step 8: Installing Concrete Slab
Finally, we poured 730 square feet of concrete slab in the basement, reinforcing it with wire and rebar. Drainage matting was installed to facilitate proper water flow beneath the slab, ensuring a durable, stable foundation.
