The Problem: A Large Crawl Space Left Unprotected and Deteriorating
Nancy contacted LUX Foundation Solutions after noticing the conditions beneath her Shepherdstown, WV home. The crawl space covered the full footprint of the house, and what was underneath had been left unprotected for too long.
Here is what was found:
- The old vapor barrier was crumpled and stained, and it no longer blocked ground moisture from rising into the space.
- Deteriorated insulation sagging and falling from the floor joists, with debris scattered across the gravel floor.
- Open crawl space vents allowed warm, humid outside air to cycle freely through the crawl space.
- Rust-colored water staining on the crawl space foundation walls, pointing to long-term moisture intrusion.
- Worn crawl space access door with visible gaps no longer sealing the entry point properly.
In our experience, older homes in the Shepherdstown and Eastern Panhandle region often have crawl spaces built before proper vapor barriers and sealed access points were standard practice.
Once the original barrier starts failing, moisture from the ground has a direct path inside, and once the materials inside start to fail, mold and wood deterioration follow. These are exactly the kind of crawl space moisture problem signs that homeowners run into more than they’d expect, and that get harder and more expensive to fix the longer they are left alone.
LUX recommended a complete crawl space encapsulation system to remove the failed materials, treat existing mold and fungal growth, and install a fully sealed system from the ground up.
OUR SOLUTION: Full Crawl Space Encapsulation System
Based on what the inspection confirmed, LUX recommended a complete five-step crawl space encapsulation system. The plan was designed to remove everything that had already failed, eliminate the mold and fungal growth that had taken hold, and install a fully sealed system protecting the space from the ground up.
Here is how the work was completed across the large crawl space.
Step 1: Removing Failed Materials and Treating for Mold
The team started by clearing everything that had failed. The team removed and hauled off-site the deteriorated insulation, old crumpled vapor barrier, and debris.
With the framing fully exposed, the team applied a non-toxic, FDA- and EPA-rated solution throughout the space, fogging all visible mold and fungal growth and mixing in an inhibitor to prevent it from returning.
Treating the framing before anything new goes in matters because sealing mold inside a vapor barrier without addressing it first traps the problem rather than solving it.
Step 2: Foundation Vent Sealing
We sealed foundation vents from the inside using rigid foam insulation and airtight sealing. This closes off the primary entry point for warm, humid outside air before the vapor barrier goes in.
In Jefferson County and the Eastern Panhandle of West Virginia, where seasonal humidity is high, open vents are one of the fastest ways a crawl space can accumulate moisture, even after a new liner is installed.
Step 3: Drainage Matting Installation
High-density dimpled drainage matting, 60mil thick, was installed across the full crawl space floor before the vapor barrier was placed. The matting was secured and all joints sealed to prevent movement.
The dimpled surface creates a separation layer between the ground and the liner above, allowing any moisture that reaches the floor to move beneath the matting rather than pooling directly under the vapor barrier.
Step 4: Vapor Barrier Installation
A 20mil Class A fire and moisture-rated vapor barrier was installed across the full crawl space floor and up the walls. All joints were properly sealed, and every structural column was individually wrapped to ensure complete coverage.
With a crawl space this size, getting full continuous coverage without gaps at the seams and column bases is what separates a system that holds long-term from one that starts failing at the edges.
Step 5: Crawl Space Access Door Replacement
The existing worn door and framing were removed and replaced with a new pressure-treated lumber frame sealed against the foundation and an air-tight cellular PVC door. The new door completes the sealed system, ensuring the encapsulation performs as intended without outdoor air bypassing the sealed vents through an unprotected entry point.
THE RESULT: A Fully Sealed and Protected Crawl Space in Shepherdstown, WV
With the project complete, Nancy’s crawl space went from a deteriorating, moisture-filled space to a fully sealed and protected foundation for her home.
The results:
✅ The old, failing vapor barrier and deteriorated insulation were fully removed, eliminating the material that was trapping moisture against the crawl space floor and walls.
✅ All visible mold and fungal growth was treated with an inhibitor, addressing the moisture damage rather than sealing over it.
✅ Every foundation vent was sealed from the inside, cutting off a major source of outside humidity entering the space.
✅ A full 20 mil vapor barrier now covers the floor, walls, and columns, creating a continuous moisture barrier throughout this large crawl space.
✅ A new airtight cellular PVC door replaced the old, gapped access door, closing off the last entry point for outside air.
