    The Problem: A Failing French Drain Causing Mold, Drain Flies, and Exterior Moisture Damage

    Jennafer Bonello had been noticing problems around her Alexandria, VA home for some time before reaching out to LUX Foundation Solutions. What started as an annoyance had become a real concern about the condition of her home’s structure.

    • There was no clear outlet of the moisture, and it appeared to be sitting against the foundation rather than draining away from it.

    Our Assessment: A Deteriorated French Drain Trapping Moisture Against the Foundation Wall 

    LUX team inspected the foundation and the existing drainage system; what we found confirmed what Jennafer had suspected all along.

    • The French drain had been installed too close to the foundation wall and lacked a proper outlet, so water was pooling in the soil directly against the slab rather than being carried away.
    • The foundation wall surface showed visible mold growth, moisture staining, and surface deterioration due to years of exposure to standing water.
    • The existing drainpipe was saturated and clogged with debris, rendering it completely ineffective as a drainage solution.

    The French drain was not repairable. Cleaning it out or patching around it would not solve what had already happened to the foundation wall. The right path forward was to remove the old system completely and waterproof the exterior wall surface properly before restoring the grade.

    Solution: French Drain Removal, Exterior Waterproofing, and Site Restoration in Alexandria, VA 

    When a French drain stops working and starts holding moisture against your foundation, patching around it is not the answer. Jennafer needed exterior waterproofing in Alexandria, VA that would address the source of the problem, not just cover it up.  

    We removed the old system entirely, sealed the foundation wall that had been sitting in standing moisture for years, and restored the ground around the foundation so the area drains correctly going forward. Here is exactly how we did it.

    Step 1 — French Drain Removal and Soil Excavation

    We started by hand-removing the old gravel and drainage pipe along the full length of the foundation wall. Once the gravel and pipe were out, we excavated the soil down to the foundation footing to fully expose the wall surface before any waterproofing work began. 

    Ground protection mats were laid on the lawn throughout the process, and all gravel, pipe, debris, and excavated material were hauled off the property before we moved to the next step. 

    Step 2 — Foundation Wall Cleaning and Black Elastomeric Base Coat Application

    With the French drain out and the wall fully exposed, we cleaned the entire surface, removing the mold, moss, debris, and any loose material from years of moisture contact. Once the wall was clean and dry, we applied a black elastomeric waterproofing base coat directly to the foundation surface across approximately 48 square feet.

    Step 3 — Elastomeric Waterproofing Membrane Application

    Once the base coat was in place, we applied a solid sheet of Blueskin self-adhesive elastomeric membrane over the treated foundation wall area. The membrane was pressed firmly against the wall to create a continuous, watertight seal from the top of the foundation down to the base.

    Step 4 — Dimple Mat Installation Over the Membrane

    After the membrane was applied, we installed a dimple drainage mat over the waterproofed wall surface. The mat sits between the membrane and the backfill, creating an air gap and a drainage channel that allows any water that reaches the wall to run down and away rather than pooling against the foundation.

    Step 5 — Site Restoration with Backfill, Topsoil, and Grass Seed 

    Once the waterproofing system was fully in place, we backfilled the trench with general topsoil, compacted it, and graded it to slope away from the foundation for the first few feet. Straw and grass seed were then spread over the full disturbed area to begin the restoration of the lawn.

    When the work was complete, the side of Jennafer’s Alexandria home looked and functioned the way it should have from the beginning. The source of the moisture problem had been removed, the foundation wall was sealed, and the site was restored.

    The results:

    ✅ The foundation wall has a continuous waterproof barrier applied directly to its surface, protecting it from ground moisture and water intrusion.

    ✅ The trench where the French drain sat for over five years was backfilled with clean, compacted topsoil graded away from the house so surface water no longer pools at the foundation.

    ✅ The lawn along the side yard was seeded and strawed, leaving the area ready to re-establish rather than a bare trench.
