The Challenge: Leaky Basement and Water Intrusion from Stairs
Jennings’ home in Stephens City, VA, faced persistent water intrusion during heavy rains. Water seeped through the foundation walls and flooded the basement stairs, bypassing a malfunctioning drain near the door.
After conducting a complete inspection, we identified that the cause of water seepage was the drain, which could not handle the heavy water flow. Without prompt action, the basement faced long-term risks like mold growth, peeling paint, or foundation issues,
Jenning turned to LUX Foundation Solutions, leveraging our years of experience in waterproofing to repair the leaky basement and stop flooding during rainfalls.
Solution: Expert Waterproofing to Repair the Leaky Basement
LUX Foundation Solutions designed and implemented a comprehensive waterproofing plan to protect the basement from future water intrusion. Here’s how we solved the problem:
Step 1: Installing a Comprehensive Basement Drainage System
We began by excavating a section of the basement slab to install a high-performance under-slab drainage system. This system was designed to catch water before it reached the foundation wall and divert it toward a sump pump. This was essential in ensuring that the basement would stay dry even during heavy rainfalls.
Step 2: Sump Pump System Installation
Next, we installed a high-performance Zoeller sump pump system, known for its durability and efficiency in keeping basements dry, with a new sump pit and discharge line. This sump pump is vital to the waterproofing system, as it constantly pumps any collected water out of the basement and away from the foundation.
The discharge line was directed away from the structure to prevent water from re-entering the basement, offering continuous protection.
Step 3: Waterproofing the Foundation Walls
We applied a rubberized elastomeric waterproofing membrane to the foundation walls. This creates an impermeable barrier that prevents moisture from entering the basement, which is crucial in protecting it from future water intrusion and musty smell from mold growth.
Step 4: Restoring the Basement Slab
Once the drainage system and sump pump were in place, we restored the section of the basement slab that had been excavated. The concrete was poured and finished to match the existing floor, ensuring that the restoration was seamless and the area was fully functional. The restored slab sealed the space, maintaining the integrity of the basement floor.
Step 5: Drain Basin Installation
Outside the basement door, we replaced the old, non-functional drain and excavated the area to install a new 12×12-inch pro-grade drain basin. It was strategically connected to the interior drainage system. This step was necessary to catch water rushing down the stairs during heavy rain and send it to the sump pump for safe removal away from the foundation to prevent leaks.
Step 6: Restoring the Excavated Area Around the Drain Basin
After installing the new drain basin, we replaced the excavated soil and restored the concrete around the area. This ensured a clean and finished appearance while maintaining the functionality of the new drainage system. The new drain basin was securely set in place, ready to efficiently manage any water flow from the stairs.
Step 7: French Drain Installation (Exterior Drainage)
To provide additional defense against water intrusion, we installed a French drain system around the exterior of the foundation. This exterior drainage system prevents water from accumulating around the basement and redirects it away from the structure, helping to safeguard against future leaks.
This comprehensive solution addressed interior and exterior water issues, ensuring the basement remains dry during heavy rainstorms.
The Outcome: A Fully Waterproofed and Dry Basement
After implementing the comprehensive waterproofing solution, Jennings’ basement is now completely waterproofed. The combination of a custom drainage system, sump pump, drain basin, and French drain ensures that the basement remains dry, even during heavy rainfall.
Each component of the waterproofing system is backed by our lifetime transferable warranty, giving Jennings long-term peace of mind. Now, his family enjoys a dry, comfortable, and safe basement, confident that their home is safeguarded against future water issues.
