    Solution: Comprehensive Waterproofing and Encapsulation

    Our team implemented a robust basement water leaks repair strategy such as waterproofing and encapsulation solution to eliminate and protect the basement and crawl space from ongoing water intrusion and moisture buildup.

    Step 1: Sump Pump Installation

    A new sump pit with a 1/3 hp Zoeller pump and sealed sump pit was installed in the basement to effectively manage water leaking into it. A discharge line buried 10-12 feet from the foundation directs water away, reducing the risk of future water leaking into the basement after heavy rain.

    Step 2: Basement Drainage System

    LUX removed sections of the basement’s concrete slab to install an under-slab drainage system along the perimeter. This drainage system channels water away from the foundation walls, ensuring the basement remains dry.

    Step 3: French Drain Installation (Exterior):

    To further prevent water leaking into the basement, a French drain was installed outside the foundation. This drain captures water before it reaches the basement walls and connects to the interior drainage, directing water into the sump pit for removal.     Step 4: Adjustable Support Columns

    To enhance structural stability, high-strength adjustable support columns were installed according to engineering specifications. These columns are made of galvanized steel and supported by reinforced concrete footers to provide lasting support, essential for the basement’s integrity.

    To ensure stability, the team poured new 2 ft. x 2 ft. footings 12 inches deep, customized per engineering specifications and reinforced with rebar for long-lasting durability.

    Step 5: Egress Window Installation

    A code-compliant egress window with a composite well system was added to the basement, enhancing safety and tying drainage to the perimeter drain for efficient water management.

    Step 6: Code-Compliant Egress Window:

    We installed a standard white egress window and composite well system at the rear of the basement to meet safety codes. This involved relocating the window by 16 inches and adding a gravel base to prevent erosion and manage well drainage.

    We installed a well cover for added protection and ease of use, ensuring safety, cleanliness, and compliance with safety standards, making the basement a more versatile, habitable space.

    Step 7: Crawl Space Vapor Barrier and Insulation

    To control crawl space moisture, the team replaced the old vapor barrier with a new 6-millimeter barrier on the floor, stopping water vapor from entering the crawl space. 

    Poly-iso aluminum-faced insulation panels were installed along the crawl space’s foundation walls, with all joints taped for added protection against moisture. This setup helps prevent water leaking into the crawl space, which can affect air quality and cause structural issues.
