Challenge: A Crumbling Foundation and Settling Chimney
The Dusharm family’s home in Winchester, VA, had a significant foundation issue. The primary challenge was a crumbling foundation with a partially exposed and undermined footing. Poor construction had left dirt visible under the footing, threatening the stability of the home. Additionally, the chimney was settling, which created a secondary structural concern. Due to poor construction and water pressure, the footing was in danger of further undermining. Solution: Fixing the Crumbling Foundation and Waterproofing
Step 1: Assessing the Crumbling Foundation and Footing
The LUX expert assessed the extent of the crumbling foundation and noted that the footing was partially exposed and undermined. Poor construction had left gaps under the footing, creating a serious risk for further collapse.
Step 2: Reinforcing and Fixing the Crumbling Foundation with Rebar and Concrete Footing
To fully stabilize the crumbling foundation, we excavated around the footing to gain clear access to the damage. We then installed new footings to address the poorly constructed areas. These new footings were twice the width of the original and filled the exposed areas. Next, a retrofitted concrete block wall was built, reinforced with rebar, and filled with high-strength concrete to restore the foundation’s structural integrity and durability.
Step 3: Applying Rubberized Waterproofing Membrane, Foundation Sealant, and Protective Board to Prevent Water Intrusion
To protect the foundation from future water damage, we applied a rubberized elastomeric waterproofing membrane to the front foundation wall. This created a watertight barrier, which was then sealed with a foundation sealant for enhanced moisture protection. We also installed a protective board over the membrane to shield it during backfilling and ensure long-lasting performance.
Step 4: Installing an Exterior Foundation Drain System
To manage water around the foundation, we installed a 50-foot French drain system and an exterior sump basin to collect excess water. The system was backfilled with gravel to improve drainage and prevent soil erosion, ensuring long-term protection from water damage. This comprehensive drainage system prevents water buildup around the foundation, ensuring the home remains protected from future water damage and structural instability.
Step 5: Installing Push Piers to Stabilize the Foundation and Chimney
Finally, we installed two push piers beneath both the foundation and the chimney to transfer the structure’s weight to deeper, load-bearing soil. This ensured long-term stability for both the foundation and the chimney, preventing further settlement and movement.
Outcome: A Fully Stabilized and Protected Home
The Dusharm home is now fully stabilized, with the crumbling foundation and footing fully repaired and reinforced. The push piers secured both the foundation and the chimney, preventing further settlement. The new waterproofing system, along with the drainage system, safeguards the home against future water and structural issues. The family can now feel confident that their home is structurally sound and safe from further damage.
